South Falls Tower takes pride in offering our residents an elevated urban living experience, starting with our hand-picked amenity package. Our community is equipped with a 24-hour two-story fitness center, a riverfront lounge with grills and fire pits, a sparkling pool, a pet spa, a business center, package concierge lockers, bike and kayak storage, a dedicated 24-Hour maintenance team, and covered garage parking with EV charging stations.

Our community offers covered garage parking.

Yes, South Falls Tower is a pet-friendly community with no breed restrictions! We allow up to two pets per unit. There is a $35 per month pet rent for one pet and a $50 per month for two. Also, there is a non-refundable one-time pet fee of $300 for one pet and $500 for two.  

Unfortunately, we do not offer furnished apartments.

South Falls Tower features a package Locker system in the mail room for easy and safe delivery.

The minimum lease term is 3 months.

Our move-in fees include an application fee of $50 per applicant, a reservation fee of $200, and a security deposit starting at $350 and up to a full month's rent.

This community offers a few ways to pay. Residents can pay online through the portal, in the leasing office, or using text-to-pay.

There will be additional monthly charges for water/sewer, valet trash, Dominion Power, and renter's insurance. Additionally, there are optional monthly charges for internet and parking.

No utilities are included in rent.

Yes, we do require every resident to acquire renters insurance. We offer a pay-with-rent policy for $14.50 per month, or you can provide proof of a third-party policy. 

Guests are welcome for up to 14 days; after two weeks, they must be added to the lease.

No, we do not allow our residents to sublet their apartment.

Yes, as a South Falls Tower resident, you have easy access to public transportation. Multiple bus stops along Hull Street offers residents a quick ride to Richmond's best restaurants, shopping, and entertainment.

South Falls Tower is located in the Manchester neighborhood in Richmond.

Our community's location is in the school district, including Blackwell Elementary, Binford Middle School, and Armstrong Highschool.

Yes, our apartment building is in close proximity to the Northbank Trail and the Floodwall Trail.

South Falls Tower is close to the best shopping Richmond offers, including Carytown and Chesterfield Town Center.

Café Zata is only 3 minutes away from our community.

Upon arriving at the building, you can park in the garage, and on the first level, there is a doorbell to gain access to the lobby. Once you press the button, the office will buzz you into the building.
